What counts as an emergency
After a 115-degree afternoon, a house with no AC can be in the 90s inside by bedtime. That's miserable for anybody and dangerous for babies, older folks and pets. Call.
Water coming through the ceiling under the attic unit counts too. Turn the system off at the thermostat so it stops making more. A burning smell from the vents or the equipment counts too, and so does a breaker that trips again right after you reset it. Shut it down and leave it down.
A system that's limping but still cooling can usually wait until morning. Text us either way. A night or weekend call isn't priced any higher, so there's nothing to gain by holding off to dodge an after-hours fee.

Keeping the house livable until we get there
Close the blinds on the west and south windows. Run the ceiling fans, keep interior doors open and stay off the oven and the dryer. If the indoor blower still works, set the thermostat fan to On. It moves air through the house, and if the coil has iced over, it thaws it so the system can be tested.
If it's past the low 90s inside and somebody in the house doesn't handle heat well, go somewhere cooled. Heat illness moves fast here.

Light commercial: rooftop units and small-business systems
Most small commercial buildings in the East Valley cool with packaged rooftop units. One cabinet on the roof holds the compressor, both coils and the blower, and it's ducted straight down into the space. A strip-center suite often has one or two. Smaller offices sometimes run on the same kind of split system a house has.
Rooftop units live hard. They sit in direct sun on a roof that's hotter than the air. The condenser coil loads up with dust, belts on older blowers crack, and filters get forgotten because nobody sees them. When one goes down, an office or a sales floor warms up fast.
After-hours visits cost no extra, so the work can happen when you're closed.

How hot is too hot to stay in the house overnight?
There's no single number. Once the inside is past the low 90s and not dropping after sunset, it's risky for small kids, older adults, pets and anyone on medication that affects how they handle heat. Don't tough it out. Go to a relative's or a hotel, and text us so the repair is in motion.
My AC died during a monsoon storm. What should I check?
Storms cause two common failures. A power blip can trip the breaker or leave the thermostat blank, so check the panel and reset the AC breaker once. A nearby lightning strike or surge can take out the capacitor, contactor or control board, and that needs a repair. If the outdoor unit hums without starting, leave it off and call.
Why does the AC always seem to quit in the evening?
Because that's when it's been running flat out the longest and every part is at its hottest. A weak capacitor or a tired motor that survives the morning gives up after eight straight hours at 115 degrees. You notice at dinner, when the house won't cool down.
How is a rooftop unit different from the AC at my house?
A house usually has a split system, with a condenser outside and an air handler or furnace in the attic. A rooftop unit packs all of it into one cabinet and blows straight down into the building. The parts inside are the same family: compressor, coils, fan motors, capacitors and contactors.
We rent our suite. Who pays for AC repairs, us or the landlord?
It depends on your lease. Many commercial leases put HVAC maintenance and repair on the tenant, and some split it or cap what the tenant pays. Read the lease or ask your property manager before you approve a big repair.
